What's included in every price

All of it. There is no tier system, no "basic versus deep clean," and no upsell waiting on your doorstep. Every price above covers the complete six-stage process: fabric identification and testing, dry soil removal by vacuum through every seam, an organic pre-conditioner with proper dwell time, gentle agitation, hot-water extraction, and grooming with air movement to speed drying.

It also covers spot treatment of ordinary marks — food, drink, general soiling — at no extra cost. The only two things priced separately are pet urine treatment at $50, because that requires enzyme chemistry and often sub-surface flushing, and fabric protector at $65, because it is genuinely an optional extra rather than part of cleaning.

Why the industry hides its pricing

Two reasons, and neither is in your favour. The first is bait pricing: a company advertises a very low number for "steam cleaning," then on arrival explains that pre-treatment, spot removal and speed drying are all extra. The job that was quoted at $79 becomes $260. This is common enough on Long Island that most people have either experienced it or know someone who has.

The second is price discovery. If a company doesn't publish numbers, it can quote based on your address, your furniture, or how urgent you sound. A large sectional in a waterfront home gets a different number than the same sectional in a modest house. We think that's indefensible, which is why a three-seat sofa is $125 in Elmont and $125 in Sands Point.

The one honest caveat. If a piece turns out to be dramatically more soiled than described — years of untreated pet accidents, smoke damage, mould — we discuss it with you before we start, and you're free to walk away with no charge. What we won't do is start the job and then renegotiate halfway through.

How the $99 minimum works

We have a $99 minimum per visit. That covers the cost of getting a truck, equipment and a technician to your door, and it exists so we can keep per-item prices genuinely low rather than inflating everything to cover travel.

In practice it only affects very small jobs. One dining chair at $20 becomes $99, because we cannot send a van across the county for $20. But five chairs is $100 — over the minimum, so you pay the per-item price. One ottoman at $40 becomes $99 on its own, but added to a sofa it costs exactly $40.

The practical advice: if you're booking anyway, look around the house first. Most people have a sofa in mind and forget the mattresses, the dining chairs and the headboard. Adding them to the same visit is the cheapest cleaning you'll ever buy, because the travel is already paid for.

Real examples

Build your own combination in the calculator above — it applies the minimum and the discount automatically, and the total you see is the total you pay.

Does fabric change the price?

No. Leather costs the same as polyester. A velvet three-seat sofa is $125, the same as any other three-seat sofa. What changes with fabric is method — velvet needs low moisture and careful pile work, leather is cleaned and conditioned rather than extracted, bouclé can never be aggressively brushed. Getting the method right takes knowledge, not extra time, so we don't charge for it.

Size is what changes price, which is why sectionals have two tiers. Anything with four or more sections is $220 regardless of configuration.

What we don't charge for

There is no travel charge anywhere on Long Island. Montauk is 86 miles from the Nassau line and the price is the same as it is in Valley Stream. There is no parking surcharge, no fuel surcharge, no stairs charge and no weekend rate. There is no charge for moving furniture to access a piece, and no charge for the pre-spray, the spot treatment or the drying equipment — all three are things some companies list separately on the invoice.

We also don't charge a cancellation fee. Plans change, and chasing people for money over a rescheduled appointment is not a business we want to run. Tell us as early as you can and we'll move you to another slot.

Paying

Payment is taken on completion, once you've seen the work. We accept cash, check, all major cards, Zelle and Venmo. You'll get an itemised receipt showing exactly what was cleaned and what it cost, which matters if you're claiming on a rental property or expensing a commercial job.

For landlords, property managers and commercial accounts running regular work, get in touch about scheduled cleaning — recurring jobs are quoted from the same published list, so there is no surprise on renewal.

The 10% online discount

Any quote built and submitted through the calculator on this page takes 10% off automatically. It costs us less to book a job that arrives fully itemised than one that takes three phone calls to pin down, and we pass that saving on. It applies to every service and every add-on, in every town in Nassau and Suffolk.

Questions Long Island homeowners ask

How much is upholstery cleaning on Long Island?

A three-seat sofa is $125, a loveseat is $99, a two-to-three section sectional is $150 and a sectional with four or more sections is $220. Dining chairs are $20 each, recliners $65, ottomans $40, and mattresses and headboards are $99 each. There is a $99 minimum per visit and every online quote takes 10% off.

Is the price really all-inclusive?

Yes. Pre-vacuum, pre-spray, dwell time, agitation, hot-water extraction, grooming and spot treatment of ordinary marks are all included. The only separately priced items are pet urine treatment at $50 and fabric protector at $65, and both are shown in the calculator before you book.

Why do other companies not publish prices?

Usually so they can quote on arrival. A low advertised number gets the appointment, then pre-treatment, spot removal and drying are added as extras once the technician is in the house. Publishing the full list removes that possibility entirely.

Does it cost more to clean leather or velvet?

No. Fabric changes the method but not the price. A velvet or leather three-seat sofa is $125, the same as any other three-seat sofa.

Why is there a $99 minimum?

It covers getting a van, equipment and a technician to your door, and it lets us keep per-item prices genuinely low instead of inflating everything to cover travel. It only affects very small jobs — five dining chairs at $100 already clears it.

Can the price change once you arrive?

Only if a piece is dramatically more soiled than described — years of untreated pet accidents, smoke or mould damage. In that case we tell you before starting and you can decline at no charge. We never renegotiate mid-job.
