Pet urine is the one thing on our price list that costs extra, and it's because it genuinely is a different job. Surface cleaning removes the stain and leaves the smell — which comes back every time the weather turns humid. Proper treatment is $50 and covers the whole piece, not per spot.
Why urine doesn't just wash out
When a pet urinates on upholstery, the liquid passes straight through the fabric and into the foam beneath. Very little of it stays on the surface. What you see and blot is a fraction of what's actually there.
As it dries, the water evaporates and leaves behind uric acid crystals bonded into the foam and the fabric backing. Those crystals are not water-soluble. You can wash the surface repeatedly, and the crystals sit underneath, unaffected. This is why a sofa can look and smell clean after a home clean and then smell distinctly of urine three weeks later.
The trigger is humidity. When moisture in the air reaches the crystals they partially dissolve and release the odor compounds again. On Long Island, where summer humidity is high for months, that means a treated-but-not-really-treated sofa smells fine in February and awful in July. It isn't a new accident. It's the same one, reactivating.
What enzyme treatment actually does
Enzymes are biological catalysts that break down the uric acid and the organic compounds into simpler substances that can be flushed away. They don't mask odor and they don't just clean around it — they dismantle the source chemically.
Two things make the difference between enzyme treatment that works and enzyme treatment that doesn't. The first is contact: the enzyme has to physically reach the crystals, which means applying enough solution to penetrate to the depth the urine reached, not just wetting the surface. The second is dwell time: enzymes work slowly, and a product sprayed on and extracted two minutes later has done almost nothing.
Our process is to flush the affected area to dilute and lift what's soluble, apply the enzyme at sufficient volume to reach the deposit, allow it proper dwell time, then extract thoroughly. On a heavily affected piece we may need to work the area more than once.
Please don't use a household urine spray and then call us. Many contain masking fragrance or strong oxidisers that make the deposit harder to treat properly and can bleach the fabric. If there's been an accident, blot as much as you can with dry towels, weight them down to draw liquid up out of the foam, and leave it at that until we arrive.
What $50 covers
The treatment is $50 for the whole piece, regardless of how many spots there are. One accident on a loveseat or six across a large sectional — same $50. We price it that way because charging per spot rewards people for under-reporting, and we would rather know the truth about what we're walking into.
It's added to the cleaning price of the piece, not instead of it:
- Sofa with pet treatment — $175. Online, $157.50.
- Sectional (2–3 sections) with pet treatment — $200. Online, $180.
- Large sectional with pet treatment — $270. Online, $243.
- Mattress with pet treatment — $149. Online, $134.10.
Being honest about what we can't fix
Most pet urine problems resolve well. Some don't, and you deserve to know which is which before you spend money.
If urine has saturated all the way through the cushion foam and into the frame, the deck, or the floor beneath the furniture, cleaning the fabric will improve the smell substantially but may not eliminate it — because a portion of the source is in material we cannot reach or safely treat. Wood absorbs urine and holds it indefinitely.
Repeated accidents in the same spot over months or years are the usual cause. A single accident cleaned promptly almost always resolves fully. Ten accidents in the same corner across two years frequently doesn't.
We assess this on arrival and tell you plainly. If we think the result will be partial, we say so before starting, and you're free to decline with nothing owed. What we won't do is take $50 for a treatment we can already see won't deliver.
Cats, dogs and the difference
Cat urine is more concentrated than dog urine and contains higher levels of the sulphur compounds responsible for that distinctive sharp smell. It's harder to remove and more likely to require repeat treatment. Cats also tend to return to the same spot, which compounds the saturation problem.
Dogs typically produce larger volumes in a single event, which means deeper penetration but less concentration. Caught promptly, dog accidents usually treat out completely. Puppies and elderly or ill dogs account for most of what we see.
Marking behaviour — usually on vertical surfaces like sofa arms and the sides of sectionals — runs down inside the fabric and collects at the bottom of the panel, which is why the smell often seems to come from the base of the furniture rather than where the mark is visible.
Also for people
The same chemistry applies to human incontinence, and we handle those jobs routinely across recliners and lift chairs, mattresses and sofas. Same $50, same process, no fuss and no commentary. It's more common than people assume and it's nothing we haven't dealt with many times.

Questions Long Island homeowners ask
Can you get pet urine smell out of a couch?
In most cases, yes. Urine passes through fabric into the foam and leaves uric acid crystals that are not water-soluble, so surface cleaning removes the stain and leaves the smell. Our $50 enzyme treatment breaks down the uric acid at the source rather than masking it.
Why does the smell come back in summer?
Humidity. When moisture in the air reaches the uric acid crystals left in the foam they partially dissolve and release the odor compounds again. That is why a sofa can smell fine in February and strongly of urine in July — it is not a new accident, it is the original one reactivating.
How much does pet urine treatment cost?
$50 for the whole piece, however many spots there are, added to the normal cleaning price. A sofa with pet treatment is $175 and a large sectional is $270, before the 10% online discount. We price per piece rather than per spot because charging per spot rewards under-reporting.
Is there anything you can't fix?
Yes, and we will tell you before taking payment. If urine has saturated through the cushion foam into the frame, the deck or the floor beneath, cleaning the fabric will improve the smell substantially but may not eliminate it, because part of the source is in material we cannot reach. Wood absorbs urine and holds it indefinitely. Repeated accidents in the same spot over months or years are the usual cause.
Should I use a pet urine spray before you arrive?
Please don't. Many household products contain masking fragrance or strong oxidisers that make the deposit harder to treat properly and can bleach fabric. Blot with dry towels, weight them down to draw liquid up out of the foam, and leave it there until we arrive.
Is cat urine harder to remove than dog urine?
Yes. Cat urine is more concentrated and contains higher levels of the sulphur compounds behind that sharp smell, so it is harder to remove and more likely to need repeat treatment. Cats also tend to return to the same spot, which compounds saturation. Dogs produce larger volumes in one event — deeper penetration but less concentration — and caught promptly usually treat out completely.
Do you handle human incontinence as well?
Routinely, on recliners and lift chairs, mattresses and sofas. Same $50, same enzyme process, no fuss and no commentary. It is far more common than people assume.
