Port Washington sits on a peninsula, which means a great deal of its furniture lives within reach of open water — and salt changes how upholstery ages more than most people realise. The housing runs from Manorhaven apartments through village homes to substantial waterfront property at Sands Point.
Salt air, and what it actually does
Salt is hygroscopic. It draws moisture out of the atmosphere and holds it in fabric, which means upholstery in a waterfront home stays perpetually slightly damp rather than fully drying between humid days. Three things follow: odor develops faster, natural fibers like linen and cotton stiffen over time, and mildew becomes a genuine possibility in cushion foam.
You can usually feel it before you see it. A sofa near the water often feels slightly cool and heavy to the touch on a July afternoon — that's moisture held in the fabric, not imagination.
Practically, waterfront and near-water furniture does better on a 9 to 12 month cleaning cycle than the standard 12 to 18. Salt and humidity together do in nine months what dry inland air does in eighteen.

Boating households
Port Washington is a boating town, and boating brings a specific mix indoors: damp swimwear, sunscreen and salt on skin, all transferring onto furniture through the summer. Sunscreen is the damaging one — it carries oils and titanium dioxide that bond into fibers and yellow, and on light-coloured upholstery that yellowing sets permanently if it's left through the winter.
The same applies outdoors, only worse. Deck and patio cushions here take sunscreen, salt spray and pollen, and cleaning at the end of the season rather than the start of the next one is what prevents the damage from setting.
Apartments through to waterfront estates
The range here is wide. In Manorhaven and the village, apartment furniture is scaled to smaller rooms and dries more slowly — three to four hours on a sofa rather than two to three, with less air volume and often no cross-ventilation. Where a building needs a certificate of insurance for contractors, we'll send it to management ahead of the appointment.
Out toward Sands Point the furniture is larger and frequently more expensive: custom sectionals, aniline leather, wool bouclé, silk-blend fabric. At that level identification stops being a formality. Silk waterspots almost instantly and we'll decline to wet-clean it. Aniline leather absorbs everything and can't be treated like pigmented leather. We test in a hidden area before anything visible is touched.
Outdoor and patio furniture
Outdoor cushions take punishment no indoor sofa sees. Sunscreen is the damaging one — oils and titanium dioxide bond into the fibers, oxidise and yellow, and a cushion left under a cover all winter often never fully recovers. Add salt in the air, spring pollen and tree sap, and outdoor fabric accumulates far more than people expect.
We clean patio sectionals, deep-seat sofas, chair pads, sun loungers and poolside furniture in place, with controlled extraction rather than a pressure washer — pressure washing breaks the fiber surface, strips the factory water-repellent finish and drives water into the foam. Prices are identical to indoor. Best booked September or October. More on outdoor furniture cleaning →
What the work actually looks like
Real jobs photographed on Long Island — not stock images. This is the hand tool, the technique and the standard of finish you get in Port Washington.
How we work, on every piece
We read the manufacturer's cleaning code first — W, S, WS and X each demand a different method, and guessing is how furniture gets ruined. Dry soil comes out with a crevice tool through every seam, because adding moisture to dry grit makes mud. Then organic pre-conditioner with real dwell time, gentle agitation with a soft horsehair brush, and hot-water extraction with an upholstery hand tool rather than a carpet wand.
Fabric changes the method but never the price. Velvet, bouclé, microfiber, leather, linen and wool are all priced by the piece — see our fabric guide.

Questions Long Island homeowners ask
Does living near the water affect my furniture?
Considerably. Salt draws moisture from the air and holds it in fabric, so upholstery stays perpetually slightly damp, odor develops faster, natural fibers stiffen and mildew becomes possible in cushion foam. Waterfront homes generally do better on a 9 to 12 month cleaning cycle than 12 to 18.
Why does my sofa feel cool and heavy in summer?
That is moisture held in the fabric, and it is very common in waterfront homes. Salt in the air keeps upholstery from drying fully between humid days.
Can sunscreen damage indoor furniture too?
Yes. It carries oils and titanium dioxide that bond into fibers and yellow, and on light upholstery that yellowing sets permanently if left through the winter. It is worth cleaning at the end of summer rather than waiting.
Can you clean upholstery in a Manorhaven apartment?
Yes. We work inside the unit and our equipment fits a standard hallway and elevator. Drying takes three to four hours on a sofa rather than two to three, because apartments have less air volume.
Can you clean silk or aniline leather?
Aniline leather yes, with the right approach. Silk we will generally decline to wet-clean, because it waterspots almost instantly and loses dye. We would rather tell you that than damage something irreplaceable.
How much is upholstery cleaning in Port Washington?
A three-seat sofa is $125, a loveseat $99, a sectional $150 or $220 by size, chairs $20 each and mattresses $99 any size, with no travel charge anywhere in Nassau.
