Furniture in Hampton Bays and the The Hamptons
Hamptons furniture divides sharply between year-round homes and seasonal properties, and the seasonal ones need a completely different approach. A house that fills between Memorial Day and Labor Day and then closes for eight months has two enemies: concentrated use in season, and moisture out of it.
Sunscreen is the season's real damage. It contains oils and titanium dioxide that bond into fabric and yellow it permanently if they're left through the winter — which is precisely what happens when a house is closed in September and not opened until May. Cleaning at the end of the season rather than the start of the next one is the single most useful change most owners can make.
Rental properties add turnover pressure and higher standards. Upholstery is what guests notice, and a sofa that looks tired affects reviews more than most owners expect. We work to changeover deadlines and everything is dry before the next arrival.
Fabric here skews expensive — linen, performance velvet, bouclé, aniline leather. All priced identically to anything else, all requiring correct identification first.

Leather, and why headrests fail first
Most furniture leather in Hampton Bays homes is finished leather — hide with a pigmented protective topcoat — and it rarely fails because it's dirty. It fails because body oil breaks down the topcoat and the hide underneath dries out.
Oil concentrates exactly where you'd expect: the headrest, the arms and the front edge of the seat cushions. It softens the finish over time, which is why leather goes shiny and slightly tacky at the headrest years before anywhere else, and why colour eventually lifts there first.
We clean and condition rather than extract — there's no steam and no water. Conditioning replaces the oils that migrate out of the hide and restores flexibility, which is what prevents cracking. It's included in the price, not an upsell, because cleaning leather without conditioning leaves it worse off than before. A leather three-seat sofa is $125, same as fabric, and it's usable again within about an hour.
Why residue is the hidden problem
The most common complaint we hear in Hampton Bays about previous cleaning is that the sofa looked worse a month afterwards than before. There is a real explanation and it is not the cleaning itself.
It is detergent residue. Cheap upholstery cleaning leaves soap in the fiber, and that residue stays sticky — it attracts soil immediately, so the piece re-soils far faster than it should. That single mechanism is the origin of the myth that cleaning makes furniture get dirty quicker.
Properly rinsed fabric does not do this. Ours comes out soft rather than crunchy, with nothing left behind and no smell at all, and it soils at its normal rate afterwards. The rinse is not an optional stage and it is not something we charge extra for.
What we don't charge for
There's no travel charge to Hampton Bays, and no parking surcharge, fuel surcharge, stairs charge or weekend rate. Montauk is 86 miles from the Nassau line and costs what Valley Stream costs.
There's also no charge for moving furniture to access a piece, no separate line for pre-spray, spot treatment or drying equipment — all three appear as extras on some companies' invoices and all three are simply part of cleaning. And no cancellation fee: plans change, and chasing people over a rescheduled appointment isn't a business we want to run.
Payment is taken on completion, once you've seen the work — cash, check, all major cards, Zelle or Venmo, with an itemised receipt showing exactly what was cleaned and what it cost. That matters if you're claiming on a rental property or expensing a commercial job.
Outdoor and patio furniture in Hampton Bays
Outdoor cushions are the piece most Hampton Bays households forget, and they take punishment no indoor sofa ever sees. Sunscreen is the damaging one — it carries oils and titanium dioxide that bond into the fibers, oxidise and yellow. A cushion cleaned at the end of the season recovers; the same cushion left under a cover all winter often does not.
Add salt in the air, spring pollen, tree sap and bird droppings, and outdoor fabric accumulates far more than people expect. Mildew is the end result, and it is worth understanding why: it does not feed on the acrylic fiber itself, it feeds on what is sitting on the fabric. Clean fabric genuinely resists mildew, soiled fabric does not, whatever the manufacturer's tag claims.
We clean patio sectionals, deep-seat sofas, chair pads and poolside furniture in place, with controlled extraction rather than a pressure washer — pressure washing breaks the fiber surface, strips the factory water-repellent finish and drives water deep into the foam. Prices are identical to indoor: an outdoor three-seat sofa is $125 and a four-section outdoor sectional is $220, with back cushions and scatter pillows included. Best booked in September or October, before anything gets covered or stored. More on outdoor furniture cleaning →
How we work, on every piece
Six stages, whether it's a $40 ottoman or a $220 sectional. We find the manufacturer's tag and read the cleaning code — W, S, WS and X each demand a different method, and guessing is how furniture gets ruined. We remove dry soil first with a crevice tool through every seam, because adding moisture to dry grit makes mud.
Then an organic pre-conditioner with real dwell time to emulsify the oily film holding soil in place. Gentle agitation with a soft horsehair brush, worked with the fabric rather than against it. Hot-water extraction using an upholstery hand tool rather than a carpet wand, so the fabric never gets wetter than it can give back. Then grooming, cushions on edge, air moving.
Fabric changes the method but never the price. Velvet, bouclé, microfiber, leather, linen and wool are all priced by the piece, not the material — our fabric guide covers what each one needs.

Questions Long Island homeowners ask
Can the price change once you arrive?
Only if a piece turns out to be dramatically more soiled than described — years of untreated pet accidents, smoke or mould damage. We tell you before starting and you can decline at no charge. We never renegotiate part-way through a job.
Do you clean carpets and rugs in Hampton Bays too?
Yes. Upholstery is our specialty, but we clean carpet and area rugs across Suffolk as well, and combining them in one visit costs less than booking two — the travel is already covered.
What if my sofa has no cleaning tag?
We test. In a hidden area we apply a small amount of moisture and check for colour transfer onto a white cloth, then watch how the fabric responds as it dries. Any dye release or watermarking and we treat the piece as solvent-only. It takes five minutes and it prevents expensive damage.
How much does upholstery cleaning cost in Hampton Bays?
A three-seat sofa is $125, a loveseat $99, a sectional $150 or $220 depending on size, dining chairs $20 each, recliners $65, ottomans $40, and mattresses and headboards $99 each.
