Bridgehampton properties tend to be large, seasonal, and furnished expensively — which means the upholstery here is worth protecting properly and is regularly damaged by people trying to look after it. Outdoor furniture is the biggest single category of work we do out here.

Outdoor sets, and the money in them

A Bridgehampton outdoor set is frequently a serious investment: deep-seat sectionals, sun loungers, dining sets, usually in Sunbrella or similar solution-dyed acrylic and usually white or cream.

Sunscreen destroys it. Oils and titanium dioxide transfer from skin into fiber, then oxidise into visible yellowing. Sun loungers take the heaviest loading of anything we clean, because people lie on them for hours freshly applied. And timing decides the outcome: cleaned in September it lifts, left under a cover until May it frequently doesn't.

Never pressure wash. High pressure breaks the fiber surface, strips the factory water-repellent finish and drives water deep into foam that then dries over days rather than hours — growing mildew inside a cushion that looks clean outside. It also blows out seams. It's the most expensive mistake made on East End decks every year.

Solution-dyed acrylic, explained

Worth understanding what Sunbrella actually is, because it changes what's safe. Solution-dyed means colour is added to the liquid acrylic before the fiber is formed, so pigment runs all the way through rather than sitting on the surface. That's why it resists fading and why it tolerates proper hot-water extraction easily.

What damages it isn't cleaning — it's the wrong cleaning. Pressure washing, stiff brushing and household bleach all degrade the fiber surface and the water-repellent finish applied at manufacture. Once that finish is gone the fabric wets through instead of shedding, and the cushion never dries properly again. Re-applying fabric protector at $65 restores that shedding behaviour, and on a set worth several thousand dollars it's the cheapest insurance available.

Interiors, and fabric worth identifying

Indoors, Bridgehampton skews toward linen, performance velvet, bouclé and aniline leather. Each has a specific vulnerability that has nothing to do with price. Linen watermarks and browns if over-wetted. Velvet marks from plain water because moisture makes the pile lie differently. Bouclé must never meet a stiff brush — a pulled loop is structural damage that cannot be repaired. Aniline leather absorbs everything and can't be treated like pigmented leather.

We identify and test before anything touches the piece. On furniture that can't be replaced at a known cost, those five minutes are the whole job.

Closed houses and rentals

Furniture in an unheated house absorbs moisture across the winter, producing the musty smell that appears when the heat goes on. And if you rent, upholstery is what guests photograph and mention — we work to changeover deadlines and handle properties in the owner's absence.

Outdoor and patio furniture

Outdoor cushions take punishment no indoor sofa sees. Sunscreen is the damaging one — oils and titanium dioxide bond into the fibers, oxidise and yellow, and a cushion left under a cover all winter often never fully recovers. Add salt in the air, spring pollen and tree sap, and outdoor fabric accumulates far more than people expect.

We clean patio sectionals, deep-seat sofas, chair pads, sun loungers and poolside furniture in place, with controlled extraction rather than a pressure washer — pressure washing breaks the fiber surface, strips the factory water-repellent finish and drives water into the foam. Prices are identical to indoor. Best booked September or October. More on outdoor furniture cleaning →

How we work, on every piece

We read the manufacturer's cleaning code first — W, S, WS and X each demand a different method, and guessing is how furniture gets ruined. Dry soil comes out with a crevice tool through every seam, because adding moisture to dry grit makes mud. Then organic pre-conditioner with real dwell time, gentle agitation with a soft horsehair brush, and hot-water extraction with an upholstery hand tool rather than a carpet wand.

Fabric changes the method but never the price. Velvet, bouclé, microfiber, leather, linen and wool are all priced by the piece — see our fabric guide.

Questions Long Island homeowners ask

When should outdoor furniture be cleaned in Bridgehampton?

End of season — September or October, before anything is covered or stored. Sunscreen cleaned off in autumn lifts out; left under a cover until May it has had eight months to bond and oxidise, and full recovery becomes far less likely.

Can I pressure wash a Sunbrella set?

No. High pressure breaks the fiber surface, strips the factory water-repellent finish and drives water deep into the foam, which then grows mildew from the inside while looking clean outside. It also blows out seams. It is the most expensive mistake made on East End decks every year.

What does solution-dyed actually mean?

Colour is added to the liquid acrylic before the fiber is formed, so pigment runs all the way through rather than sitting on the surface. That is why Sunbrella resists fading and tolerates proper hot-water extraction easily. What damages it is pressure washing, stiff brushing and household bleach.

Is fabric protector worth it outdoors?

More than indoors. The factory water-repellent finish wears off over a few seasons, and once gone the cushion absorbs water instead of shedding it — which is the start of every mildew problem. Re-applying protector at $65 restores that shedding behaviour.

Can you clean linen and velvet interiors?

Yes, both, at the same price as any fabric. Linen watermarks and browns if over-wetted so it needs low moisture. Velvet marks from plain water because moisture makes the pile lie differently, so it needs a cool rinse and directional grooming.

Do you work with rental properties?

Regularly. We work to changeover deadlines and handle properties in the owner's absence.
